The Housing
Choice Voucher Program is a federally funded rental assistance program
which allows income eligible families to go out into the private rental
market to find housing. The families pay approximately 30 - 40%
of their income for rent and DuPage Housing Authority pays a
portion of the rent based on the program rules
and the families income. |
The Basics

Participant
families include elderly persons, disabled persons, and working
families who do not earn enough to keep pace with rising rental
housing costs.

Once you accept one Voucher
family, you do not have to accept all.

The
rental unit should have a gross rent (rent plus utilities) equal
to or less than the fair market rent for the surrounding area.

DuPage Housing
Authority does not manage your property! Its the
landlord's responsibility to enforce the lease. The
landlord must address issues such as unauthorized people in the
unit, drug abuse or other criminal activity in the unit. The information should also be provided to The DHA.

your own lease.

Responsibilities

DuPage Housing
* Qualify families for assistance
* Explain rules to families who qualify
* Issue a Voucher
* Approve the unit, the owner, and the tenancy
* Make housing assistance payments in a timely manner.
* Ensure both the family and unit continue to qualify under
the program
* Ensure that owner and family comply with the program rules
* Provide families and owners with prompt, professional service. |

Family
* Provide D.H.A. with complete and accurate information
* Make their best effort to find
a place to live that is suitable for them and qualifies for the program
* Cooperate in attending all appointments scheduled by DHA.
* Take responsibility for the care of their housing unit
* Comply with the terms of their lease with the owner
* Comply with the Family Obligations of
their Voucher

Landlord
* Screen families who apply to determine if
they
will be good renters
* Comply with fair housing laws, and not discriminate
against any family
* Comply with the terms of the Housing Assistance
Payment Contract with the Housing Agency
* Maintain the unit by making necessary repairs in a timely
manner
* Collect the rent due by the tenant and otherwise enforce the
lease |
